A property-specific plan
Good marketing starts before a listing goes live. The price, condition, presentation, launch timing, and way a home is positioned all affect how buyers respond.
Garrett begins by understanding the property, the likely buyer, the competing inventory, and the seller’s priorities. From there, he builds a practical plan for preparation, launch, feedback, and negotiation. The exact mix changes by property because a home should not be marketed from a generic checklist.

Identify the work that could improve presentation or reduce buyer objections. Help the seller prioritize repairs, cleaning, staging, landscaping, and vendor coordination without treating every recommendation as mandatory.

Create a clear visual story of the home. Depending on the property, the plan may include professional photography, video, drone coverage, floor plans, print materials, or other property-specific media.

Launch through the MLS and Keller Williams network, then support the listing with appropriate agent outreach, email, social media, digital promotion, open-house strategy, and direct follow-up.

Keep the seller informed about activity, questions, showings, feedback, competing inventory, and recommended adjustments. Sellers should not have to wonder whether the plan is working or what happens next.
